As developable land in the inner city becomes increasingly scarce while infrastructure continues to accelerate, Ho Chi Minh City’s western area is undergoing a clear transformation – shifting its focus from population scale to real value and inter-regional connectivity.
Infrastructure and the Supply of Homes for End-Users
Ho Chi Minh City’s western area is showing notable demand, driven by a supply increasingly aligned with genuine housing needs. Several notable projects in the area have recorded absorption rates of 70–90% during launch phases, according to MBS Research, fueled by demand from young professionals, local business owners, and multigenerational families.
Despite stable purchasing demand, the supply of new developments in the area has declined significantly during 2024 – 2026, particularly in the high-end and upper-mid-end apartment segments.
